TITLE INSURANCE JOB TRAINING CLASSES

 

Although passing the Maryland title insurance exam is a big accomplishment, applying for jobs at title insurance agencies usually
requires you to have marketable skills in addition to your title insurance license.


Maryland title insurance attorney Ned Livornese has over 30 years in the title insurance business as an private attorney, owner of several title
insurance agencies, as General Counsel for another title insurance agency, and as a state and national title insurance underwriter for several national
title insurance underwriters.


Mr. Livornese has started producing courses specifically made for students who want to work at title insurance agencies.

Although a title insurance license isn’t required for these positions, it would certainly be helpful in getting a job with any title insurance agency!

I. How to Conduct Closings for Residential Refinances, Residential Sales, and HELOC loans

Title insurance licensing courses don’t effectively teach you how to perform residential settlements/closings in Maryland. You can obtain a title insurance license without having any idea how to perform a closing as a TIPIC or as a title company employee!
 

Mr. Livornese has performed thousands of residential settlements. Not all residential closings are the same!

 

You will learn:

  • How to present a typical residential loan package;

  • How to present title company documents, including the deed and disclosure forms;

  • How to perform a residential refinance closing;

  • How to perform a residential purchase/sale closing;

  • How to perform a closing for a residential HELOC loan.

The skills learned in this course will immediately translate into guiding you to perform residential closings in Maryland. Note that each state has different closing requirements. A one-size, fits all course found online will not get you very far in doing Maryland-specific closings.

II. How to Review Title Abstracts, Determine Real Property Ownership, and Prepare Title Commitments

One of the most important jobs within any title insurance agency is the “Title Processor” position. This job includes the requirement to review title insurance abstracts, to produce title insurance commitments, and to obtain payoffs from valid lien and judgment holders for any parcel of real property.
This 3-hour course will take you through the basic steps of analyzing title insurance abstracts and title documents to determine who is in title to the property, and who needs to be paid off at closing. You will analyze 3 separate title abstracts for actual properties located in Maryland.

You will learn which judgments and liens must be satisfied, and which ones can be overlooked.
Most importantly, you will learn how to prepare a title commitment from the information contained in the title abstract.

This is a coveted skill required by every title insurance agency, and can lead to job opportunities that having a license and no further education
may not get you!
The class is taught by Ned Livornese, who reviews 500 – 1,000 pages of title abstracts almost every working day!

III. How to Prepare a Closing Disclosure Using Loan Closing Instructions

Another highly sought-after skill at title agencies is the ability of a title processor to produce an accurate Closing Disclosure form from the lender’s loan closing instructions.
Students will be taught about the following:

  • What are debits and credits?;

  • closing; Who usually pays for what in a standard Maryland refinance of purchase/sale

  • Standard prorations;

  • First-time Maryland homebuyer considerations;

  • How to calculate state and county recordation taxes, state transfer taxes, and recording fees;

  • How to transfer loan closing fees from the lender materials to the CD;

  • How to obtain a Closing Protection Letter for the lender;

  • Loan funding;

And much more!
